I get a eNEWS emails from Trailer Life MotorHome Magazine every month and this campground was this month feature. The Tn Newest Rv Resort- Bear Cove RV Park in the Smokies. For all of you like going to Dollywood and Splash Country it's just ONE MILE away. The Park is Spread across TWO verdant valleys, the park will Include 100 sites in it's opening phase with MORE to follow. The park will have a POOL, BATHHOUSE, LAUNDRY FACILITY. and will have CLUB HOUSE, AND GROUP CAMPING with FULL HOOK UPS. All sites have paved pads. WILL BE OPENING IN MARCH 2008!!!!! Located at the corner of Whaley Drive and Veterin's Blvd.
This sounds like a very nice place it is all NEW so don't know about! Maybe if someone that lives close down their can go check it out for us....

Good looking web site and web page but it don't have any info as to what they will charge as far as rates go. It will take awhile to get it going I'm sure but it looks like it will be a doosey when it gets done. Thanks for the info.

Drove by this CC today. Not very much progress. I couldn't go in because the road was blocked off, From what I saw was the bath house and main building. The road was still just a graded dirt road. I don't see how it could be opened by March. It is very close to Dollywood.

Just happened to be jumping around the web and went to this CC web-stie. They date for opening has changed from March to May. This might be accomplished if the weather is good. It seems to be in a very good location. I just wonder what the price will be to staty there?

I have been keeping an eye on their website and today I clicked on sales and found the following... so it looks like they will cater to permanents...
We are currently pre-selling the first 50 sites. The owner will receive a deed to the property that allows the owner to transfer or sell the property. There is a 250 dollars per month Home Owners Association that pays for all utilites, ground maintenance, pools maintenance, insurance, and trash pick up from our maintenance department. When you are not staying with us, place your site on our rental program. Due to the location, the property value will continue to grow.

I'm not so sure that thery are going to cater to permentants, but rather to make a quick recoup of the money that they have spent building the cc. The site doesn't tell you what a lot would cost only mentions the $250.00 dollar home owners fee. That comes to 3000.00 a year in dues. I am not sure if they plan on selling more lots after the first 50 are sold.
The bad thing about a home owners assocation is they could say that only certain rv's no older than "fill in the blank" could camp there

I imagine it would be a good investment if you could afford to purchase one of the lots and then rent it out if the area/campground is right.

$250 x 12 = $3000 x 50 = $150,000. That is a good chunk of change a year for maintenance. This doesn't include the cost of the site, this is just for maintenance. You get a deed but if you don't pay your maintenance fee, what happens? It says, "When not staying, place in our rental program". What fee do they charge for that service? Consider that you only have about 4 months when they might possible fill all campsites. I would have to look at it real close before I leaped. LOL Would you camp enough or rent it enough times to recoup the $3000 a year, much less initial cost of site? Plus like Coolbreeze says, the association may decide they don't want say pop-ups or campers older than 5 years old.

As Dirtfisher has said that is a good chunk of money for maintance.As there web site says they are pre selling the first 50 lots. It doesne mention that they might sell others after they have opened. This is a development company that is out to make a huge profitt quick. I did a search of them and found that they are doing a sub-division that is located just on the other side of the ridge. Somewhere next to the golf course heading into Dollywood. I am tempted to call to get some info on them.
